PLEASE READ THROUGH THOROUGHLY AS 95% OF ALL DEPOSIT DEDUCTIONS ARE DUE TO POOR END OF TENANCY PLANNING BEFORE CHECK-OUT, THIS WEBPAGE AND ITS CONTENT WILL BE USED AS EVIDENCE WITHIN ANY ARBITRATION   
 

 

The importance of booking the following services may not seem at this stage to be top of the priority list but given all good companies are always heavily in demand, early confirmation is essential.    

What do I need to do to get my deposit back in full?  

 

1st: Three/Four weeks before end of tenancy date: End of Tenancy Clean

Ideally book the AM slot on the last day of your tenancy so the check-out can be done PM, our preferred company is below please contact them immediately to get a quotation as they do get booked up early.

If your receive other quotes from other professional contractors that you have not used before, please provide as we maybe able to price match or give advice.

WE WILL DO WHAT WE CAN TO FIND AGREEMENT WITH TO USE OUR PREFERED, TRIED AND TESTED CONTRACTORS AS THIS WILL MAKE OUR JOB EASIER AND A FASTER RETURN OF YOUR SECURITY DEPOSIT

  

2nd:  Three/Four weeks before end of tenancy date Check-Out

 

Please let Your London know ASAP what time PM on the last day of your tenancy (termination of tenancy as per your tenancy agreement) that you would like to the clerk to meet you at the property and officially end the tenancy and your commitment to pay rent.

  

3rd:   Two weeks before end of tenancy Postal redirection                

  

4th: One week before end of tenancy date Removing your furniture 

 

Moving your possession's out of the property and relocation of any of the landlords furniture in the same location as provided at check-in.

 

 

5th:  One week before end of tenancy date repairs and redecorations 

 


You are advised to prepare the property in regards to removal of any picture hooks/screws, fill, sand and redecorate the relevant walls and repair any damage you may have accidentally caused during your tenancy. Where mildew stains are present in areas of kitchens and bathrooms (usually including silicone sealant around baths and showers) please use a suitable mould removing product for its removal.  These can be found at any good hardware store.

 

6th:  The morning of or one day before check-out 


You should by now have an empty property with only the landlords items in the property, all light bulbs, smoke alarms and appliances the landlords owns in full working order and situated in the same locations as stated in the check-in report. Give access to the cleaners and inspect once the job is completed before they leave. Lock up and return at the time confirmed to meet the check-out clerk.

 

7th:    The Check-out

The check-out clerk will retain all keys on out behalf, note final meter readings so you can now close your utility accounts. Please leave fridge, freezer and washing machine door open, turn off fuse board so no unnecessary electricity is being used.

 

Council tax and Utility Bills

Please provide the suppliers of gas, electricity and water the final meter readings as per the check-out clerk when applicable. 

In regards to closing your utility and council tax accounts, please put the accounts into the name of your "Landlord" C/O Your London Limited, PO BOX 78247, London, SE9 9GS


Your London will receive the end of tenancy report within 3 working days of your check-out appointment, if all is in order; DPS will be instructed to return your deposit immediately to your designated account. 


YOU WILL REQUIRE YOUR DPS REPAYMENT ID       
 
 

Property viewings

 

We will endeavour to keep the number of visits to an absolute minimum and will advise you in advance of each visit, ideally with 24 hours notice unless with prior agreement. We would be grateful if the property is in a clean and presentable condition when potential tenants are shown round. Viewings will always be accompanied by a member of staff, unless by prior agreement.
